$8.9M Acquisition Loan on Tampa's West Village Commons Shopping Center

Mar 26, 2026 Bank
Deal Summary

West Village Commons is what a completed retail turnaround looks like in the county record. The Carrollwood center's redeveloper announced an EOS Fitness anchor of roughly 41,668 square feet in early 2020, completed a renovation of roofs, facades, and signage in 2022, and exited on March 26, 2026 at a recorded $14,850,000. The buyer financed with an $8,910,000 mortgage from Republic Bank and Trust, recorded the same day, for owner of record West Village Commons LLC, a Florida entity in the state's 2026 filing series. Trade coverage of the sale names the acquiring sponsor as Zar Capital Group.

The center at 5330 Ehrlich Road is a single story multi tenant strip on 7.24 acres, built in 1985, with the sale marketing describing roughly 60,234 square feet, 16 tenants, 90.4 percent occupancy, and in place net operating income of $1,100,450; county records carry 73,177 square feet for the parcel, a difference consistent with the fitness anchor sitting on separately counted area. All figures are reported as published. The tenant roster is daily needs and services: Dollar Tree, a U.S. Postal Service facility on a five year extension per the marketing materials, Little Caesars, a salon, a bookstore, and a run of small service tenants.

The debt history maps each ownership era: a $7,600,000 Citigroup conduit mortgage on a ten year term in 2004, City National Bank of Florida at $9,200,000 in 2017, a $8,600,000 twelve month construction mortgage in 2019 as the redevelopment began, Seacoast National Bank modifications through 2024, and a $9,785,000 credit union mortgage in November 2024 before the sale.

The lender is the out of town detail: Republic Bank and Trust Company is headquartered in Louisville, Kentucky, with a published commercial real estate program covering acquisition, construction to permanent, refinancing, and bridge lending on retail among other property types. This is its first closing tracked on LoanList, and at 2nd of 25 tracked Tampa closings it entered the market near the top. The rest of the tracked Tampa retail record runs from $8,000,000 by Valley National Bank down through $6,790,000 by ServisFirst Bank in Seffner.

For retail owners, the arc is the useful part: anchor, renovate, season the rent roll, and exit into a market where an out of state bank funded the buyer at closing. Every stage of that playbook, and every dollar of debt behind it, is visible in this one parcel's recorded history.
