At more than $4,200 per square foot of debt against the 1938 vintage building, the loan reflects Design District land and rent economics rather than conventional retail metrics. The district's 39th Street corridor sits at the center of the luxury retail concentration anchored by the neighborhood's flagship maisons.
The Design District has joined the short list of American retail streets, alongside Rodeo Drive and upper Madison Avenue, where debt per square foot routinely exceeds what entire buildings trade for in ordinary markets.
