Few buildings in the database carry a debt history like the Lincoln Theatre's. The art deco landmark at 541-551 Lincoln Road, built in the mid 1930s, county records say 1935, other published accounts 1936, spent five decades as a movie house, two as home of the New World Symphony, and since 2012 has been flagship retail anchored by H&M. In August 2025 it sold for a recorded $37,000,000. On May 4, 2026, Waterfall Bridge Capital recorded an $8,000,000 construction mortgage against it, executed April 28, with a twelve month term due May 1, 2027.

The short construction facility has visible context: current leasing materials market roughly 7,344 square feet of ground floor space across three units as shell condition for buildout, in a building whose gross leasable area is 37,787 square feet. Operating tenants include H&M, Swatch, Chillibeans, and the restaurant Tapelia. The owner of record is Rk Ragna LLC, a Florida entity in the state's 2025 filing series, which purchased from the long time theater ownership entity.

The chain of title reads like a Lincoln Road history. The New World Symphony itself appears as an $11,500,000 lender of record in 2010 as it exited to its new campus. City National Bank of Florida recorded $22,000,000 in 2011; Mercantil Commercebank modifications stepped to $50,000,000 by 2014; Citibank modifications carried the position from 2018 through a $42,800,000 recording in 2023; and Metropolitan Commercial Bank recorded $22,000,000 at the August 2025 sale. The new $8,000,000 construction mortgage is the first private lender instrument on the property in fifteen years.

The lender is thinly documented relative to the collateral: Waterfall Bridge Capital's site describes originating first and second trust deeds, purchasing notes, and mezzanine lending, with a Los Angeles based team; it does not use the words bridge or construction on the pages reviewed, and it states no affiliation with the similarly named Waterfall Asset Management. Within Miami's tracked record the loan ranks 24th of 39, and Lincoln Road itself is busy in the database: tracked 2026 recordings include $7,570,000 and $7,500,000 private party financings at 631 and 910 Lincoln Road. Retail capital, bank and private alike, is actively working the corridor.
