Bank of America provided a $48 million construction loan for a new mixed-use development at 8025 Santa Monica Boulevard in West Hollywood, according to industry reporting. The project from Los Angeles based developer Massachi calls for a seven-story building with 115 studio, one, and two bedroom apartments above 3,909 square feet of ground-floor commercial space, with parking for 115 vehicles at grade and across two subterranean levels.
Project approvals require 16 of the apartments to be set aside as affordable housing. The corner-lot development is designed as a contemporary podium building with rooftop terrace decks, an interior courtyard, and a pool deck. Massachi, founded by Alex Massachi, has been active in the neighboring Hollywood submarket, where the firm recently completed a 24-unit building near Santa Monica Boulevard and Orange Drive and has another project proposed on Sunset Boulevard.
A money-center bank writing $48 million of construction debt on a 115-unit infill project is a healthy signal for mid-size Los Angeles development. This is the deal profile many sponsors assume has migrated entirely to debt funds, and closings like this one suggest bank appetite for well-located, entitled projects with density bonus affordable components remains real.
