The buyer is an owner operator by every recorded signal: the purchasing entity was formed February 4, 2026, weeks before closing, and its registered principal address is the property itself. Fuel and service retail is bought by people who run it, and the financing history shows what that has meant here.

The chain is a small business credit story spanning 25 years: an Ocean Bank mortgage in 2001, BankAtlantic in 2002, a $2,500,000 loan from Kennedy Funding, a private commercial lender, in 2005 alongside private party paper, more private notes through 2007, then a return to banks with Marquis Bank on a twenty year structure in 2016 and First National Bank of South Miami at $1,968,750 in 2020. Eight lenders across eight instruments, alternating between community banks and private credit as the operation evolved.
