At more than $4,100 per square foot of debt, the loan reflects the extraordinary land and rent economics of Rodeo Drive, where global luxury brands compete for one of the scarcest retail environments in the world and buildings trade on flagship value rather than conventional income metrics.
Rodeo Drive collateral occupies its own category in the debt market. Lenders underwrite the street's irreplaceable scarcity, and a New York savings bank stretching across the country for the asset says the collateral class travels.
