$27,000,000 Acquisition Loan Secured for Office Property in Beverly Hills, CA

Mar 31, 2026 Life Company
Deal Summary

Northwestern Mutual Life Insurance Company provided a $27 million loan secured by an approximately 84,000 square foot medical office building in the Wilshire Boulevard corridor of Beverly Hills, according to public records. The loan was recorded within days of the property's approximately $36.6 million sale, with Kathy Kobor signing as manager for borrower 8767 Wilshire Blvd LLC.

It is the third Northwestern Mutual financing recorded with related borrower entities in the corridor within a single week, completing a cluster of more than $106 million in acquisition lending across office and medical assets.

Medical office remains the most durable corner of the office market, and Beverly Hills medical product in particular benefits from a physician and specialty practice tenant base with deep roots and few relocation options.

Market Notes

Medical office continues to finance on fundamentally better terms than conventional office, and lenders increasingly underwrite it as its own asset class. Owners of medical buildings being quoted generic office pricing should push back or broaden the process, because the specialist lender pool prices the tenancy durability meaningfully tighter.
