The collateral at 100 Northeast 1st Avenue has been on the National Register of Historic Places since 1989. It is the Old U.S. Post Office and Courthouse, Miami's first purpose built post office, a five story classical revival landmark whose build date itself splits the sources: county records say 1917, while the National Register and trade accounts date it to 1912 through 1914, a conflict reported as recorded. On May 11, 2026, a private lender of record, Hm Lfc Two LLC, recorded a $9,950,000 mortgage against the building and an adjacent parcel for owner Post Office Development LLC.

The building's second act is well documented. Its owner acquired it in 2014, and in October 2019 the Miami City Commission unanimously approved an exception allowing multiple alcohol serving establishments inside the single historic structure, enabling a food and beverage conversion under the marketed name Republic Entertainment Bureau. The exterior is protected under the federal listing and can be altered only for restoration. As of this writing the building and its adjacent 0.34 acre lot are actively marketed for sale as a portfolio at a published $24,000,000 asking price.

The recent debt chain is a procession of private credit against a marketed asset: a $8,300,000 mortgage from ROK Lending in March 2024, a modification carrying a $10,250,000 balance due March 31, 2026, and the new $9,950,000 recording six weeks after that maturity date. Earlier history includes the most unusual lender in this database: the New World Symphony itself, the building's former resident, recorded an $11,500,000 mortgage in 2010 as it departed for its new campus. Bank chapters from TotalBank, Wachovia, and Citibank fill the years between.

About the current lender, the honest report is that nothing public exists: no site, no program, no state registration surfaced under the name, consistent with a single purpose lending vehicle. It is recorded here exactly as the instrument names it. Within Miami's tracked record the loan ranks 15th of 39, near downtown office closings of $9,500,000 from Banesco USA and $8,000,000 from International Finance Bank.
