Deal Summary

On paper, the April 2026 acquisition financing at 7571 Wyoming Street in Westminster looks like an office deal. US Metro Bank recorded a $9,536,000 deed of trust on the 32,000 square foot building on April 9, 2026, two days after execution, and Orange County classifies the property as general commercial. What the classification does not show is what operates at the address: Cielo Vista Senior Living, an assisted living community that senior housing directories including SeniorHousingNet describe as a 122 bed facility with private and semi-private rooms. County data lists 64 units on the 0.74 acre parcel.

The financing follows a March 4, 2026 sale. Pk Missions Inc purchased the property for $18,000,000 from Hope Healthcare Management Inc, and the US Metro Bank loan was one of two instruments recorded against it on the same April day: alongside the bank's $9,536,000 senior deed of trust, a second $5,000,000 deed of trust was recorded in favor of a lender of record named Mortgage Cap Dev. Neither instrument states a rate, and no leverage figure is published in the record.

The property's recorded debt history runs 18 instruments deep and reads like a tour of Southern California community banking. A seller carried $1,660,000 of financing when the property traded in 1994. California Center Bank followed in 1999, then a string of Center Bank facilities through the 2000s, a $3,000,000 Bank of America refinance in 2006, a private party all-inclusive deed of trust in 2012, and an SBA refinance from Celtic Bank Corp the same year. Woori America Bank recorded SBA and conventional loans in 2015, and Hana Small Business Lending took over in 2017, first with a $3,557,000 SBA loan, then a $3,710,000 refinance in December 2018 written on a 300 month schedule running to December 2043, and a further $1,225,000 in 2019. Ten distinct lenders appear across three decades, most of them community and SBA active institutions.

The new loan is more than double the largest debt previously recorded on the property. It is also a home market deal for the lender: US Metro Bank describes itself as a full service commercial bank established in 2006 and headquartered in Garden Grove, the next city over, with commercial real estate, C&I, and SBA lending across Southern California. This is the bank's first closing tracked on LoanList.

Within the tracked Orange County record, the loan ranks second of 25 closings by size. The other office classified financings tracked in the county this spring were smaller: $7,900,000 on a Tustin property and $6,150,000 in Garden Grove, both recorded in April 2026.

For owners of licensed care properties, the record here is instructive. A senior living operation can sit behind a plain commercial classification, and the lenders who have financed this one for three decades are predominantly community banks comfortable with SBA structures and owner operators. An owner or buyer of a similar facility in Orange County is most likely talking to that segment of the market, and this closing shows one of those banks writing its largest recorded check for the asset yet.
