Deal Summary

CDK Capital provided a $54 million two year senior pre-development bridge loan to Dependable Equities for South of the River, a two tower residential project in downtown Fort Lauderdale. The development pairs a 45 story tower at 101 Southeast 7th Street with a 47 story tower at 633 Southeast 3rd Avenue, combining roughly 1,460 for-sale and rental residences with about 14,000 square feet of ground floor commercial space, with construction expected to begin in early 2028. Valley National Bank is a participating lender in the syndicated financing, which was announced in July 2026 and is separate from the developer's Ombelle project in Flagler Village.
